Nice place - easy option
UPenn Grad
Pros:Nice building, recently refurnished (pool, swimming pool, double windows, gym...all new and working!)Many grad students are in the buildingDoorman 24hNo insects/ratsAdequate air conditioning/central heatingExcellent located for parties and near Rittenhouse neighbourhood.Excellent facilities (gym, swimming pool, rooftop....) Cons:Expensive for 1 personA little far away from campusNo option to negotiate lease contractSome apartments have very sad views with little light.Need to pay for insuranceUtilities are high (80$month) Hints:Better to close the lease agreement in July, for availability options and also in terms of price. There are some apts that have old kitchen. Those are cheaper and work perfectly.Choose carefully If you don't have anybody that you know to refer, please refer me when signing José Luis González. There is a referral bonus that I'll share with you 50-50 (ill move out in june 2012)
Lots of hassles
UPenn Grad
As other reviewers said, the apartments and ammenities are nice. However, I faced several problems during my time in the building. First, on-going construction meant that that the pool and roof deck were off-limits for large periods of my lease. Though these specific projects have now been completed, be wary of construction that could make parts of the building unavailable. Second, I was once woken up by a building construction crew at 8 am and kicked out of my apartment until 4 pm that day (on a Friday when I didn't have class). The apartment had provided a notice that this would happen, but it doesn't excuse the fact that I couldn't go in my apartment. Third, during window replacement construction, the crew left debris throughout the apartment. I found fibre glass insulation, metal shavings, screws, and soot throughout my apartment (including in my bed). When I appraoched the manager about the situation, she was not empathetic and was not willing to have our apartment cleaned.
Nice apt but many irritations
UPenn Grad
The apartments at 1500 locust are nice, but they come with a lot of irritations that make other buildings a better choice. Issues include:1) Incredibly slow elevators (for a building with 40 floors, we had 2 elevators working for a month)2) Far from a grocery store and not many good take-out or delivery options near by3) High rents4) Construction was a pain; management seems to want to increase rents significantly each year as a result of it.5) it's a really long walk from campus Benefits are:1) nice apts2) good front desk/maintenance staff If I had to do it again, I'd go for the Wanamaker, Dorcester, 1930 Chestnut, or Riverlofts
Generally good building

I had a pretty good experience here. There are a lot of Wharton students which makes it easy to find someone to share a cab with, and you're not the only one leaving the building with a crazy costume on for Walnut Walk or the 80's party. The apartments are spacious compared to other buildings in the area, and the closet space is the biggest I saw when shopping around (large bedroom closets, storage closet in hallway, linen closet, and coat closet). The 2-bedrooms are huge! Maintenance is quick when there are any problems, and the doormen are friendly. The renovations have upgraded the place pretty well: new gym, nice seating and meeting areas on the top floor, great sundeck area, etc. They are also replacing all the windows as we speak. The building does have downsides that many old buildings have: water temp control problems, occasional leaky pipes that require them to shut the water off, occasional bugs (but they always send an exterminator pronto), and frequent fire alarms. I would say that the price increases may cause them to miss out on attracting students, but then again I think they are trying to attract a more upscale demographic. Not sure if they will succeed with that. In short, worth checking out, but shop around and know what you're getting into.
Not bad

Renovated lobby and corridors look nice and modern. But definitely not worth the rent price hike. Convenient to have gym and pool in the same building (the renovations still weren't ready when I moved out). Carpeted floors which I hated (and which you need to keep stain-free otherwise they make you pay before you leave). Good maintenance. Awful fire alarm system that goes off randomly and at the worst times of the night. Excellent location, makes up for a lot of the downsides

1500 is great, just budget for it

I've loved living at 1500 and it seems like the renovations are going to make it an even cooler building.Pros:1/ Mgmt is grad student friendly-you'll be able to get an 18 mo lease2/ They have a "don't ask don't tell" policy around subletters3/ indoor swimming pool!4/ doormen are sweet and easy goingCons:1/ Energy bills will be high2/ It's expensive and they are prob raising rent due to renovations--you could save A LOT of money (enough for 2 spring break trips) by living in a brownstone.
1500 Locust - Ok, but what now after the renovation?
UPenn Grad
Lease agents are terrible, building is trying to charge too much for the apartments post-renovation. Other than that, all is ok. Location works well, lots of Wharton students is great, doormen are friendly and very useful for receiving packages.

I lived in that building for the first two month I moved to Philly. Great is the indoor pool, gym and hot tub. The apartments on higher floors are in good shape. However, it was really noisy there. I lived on the 36th floor but still could clearly hear street noise. Even more bothered me the loud AC units of my apartment and the neibouring apartments. If you have a light sleep this building is nothing for you.
