The drake is good and affordable. It only has some issues with the responsiveness of management. When they conduct the elevator review they tend ro take more than expected and the air conditioners are a little bit old.Besides that great quiet place to live.

Hi.Just finished my first year at Wharton. Since Sep09 I reported MICE in my apartment, with recurring reports every two months. The problem is far from gone, last wknd we traped another one, and saw ROACHES as well.Mngmt is giving me hard time to move out. I have a 2yr old and a pregnant wife, and not planning on putting them into this unhealthy situation no more. I filed an license&inspection complaint.A chilean couple with two kids could move away from here Oct09, after having 6mice at once. Due lack of financial flexibility I had to stay all this time.The building is charming but old, do not let this happen to you. http://picasaweb.google.com/sborrego00/Drake#

 The building itself is very old (built in 1929) but it was completely renovated a few years ago so kitchen and appliances are like new (also include microwave and dishwasher).Rent is very reasonable relative to buildings in the area (current rent was actually lowered this year) and includes 24 hr doorman, laundry room on 1st floor, gym, heating and gas utilities (does not include water and electricity but those add less than $40 to the monthly payments) and office services (such as copy, fax, etc.). Building management is on site and If you travel, they will even water your plants and feed your pet (yes, pets are allowed).Avoid apartments up to the 7~8 floors on the west side of the building unless you don't mind a view of the building next door. Otherwise, the view is amazing.Some apartments have windows in the bathroom (great perk that is very rare in apartment buildings).Maintenance service is prompt and good and everyone is very friendly.

The Good:  The location is pretty good and the building is well maintained.  The views from the upper floors are decent. They keep the building rather warm in the winter and so you are never cold.  Pretty quiet on the 21st floor (with windows closed with white noise at night).  Gym is usable. Friendly staff.       The bad:  You pay alot for what you get.  The apartments are on the small size.  The heating vents are covered aesthetically; however, that and the wall unit air conditioners jut out to reduce your overall livable space.  Building also tries to charge 10% for late rent payments (I did get a one time waiver on this...haven't tested it a second time!) .  No washer/dryer in apartments.    All in all...I would recommend this place if you can get a fair deal on rent.

From the Wharton Housing Guide 2009.  Tha Good... Great value for the money... Great condition... The appartment is relatively small but for one person it's perfect. I LOVE that the insulation is so fantastic that I don't even have to turn on the heat. Electricity bill is extremely low all year long. When the windows are closedyou can't hear anything from the street... Easy online rent payment... The nicest block in Philadelphia. I feel very safe in this building and in the surrounding blocks near the building, which was extremely important during my apartment selection process... The management is very responsive to problems and issues are resolved the same day... Wonderful front desk people/doorman... The Not So Good... Electric and water bills are not included in rent... The apartments are small compared to newer buildings. I opted for service and cleanliness over size. My apartment does not have a lot of closet space but since each apartment is different in shape, it's not necessarily the case in other apartments... Laundry facilities outside of apartment, and expensive to use... Thin walls, I can hear my neighbor breathing.

From the Wharton Housing Guide 2010.  The Good...Responsiveness of management and staff, super nice people, location, very safe building...Big 1-bedroom for not too much money ($1300/22 months), nice staff (very responsive), close to buses, shopping, etc...The view from my apartment is great and I get a lot of natural light...The apartment is in a great part of town. The complex is very clean and all appliances have worked. The management is fairly responsive to maintenance issues.The Not So Good...I'm on the 2nd floor and it's very loud with the garbage pickup below. I would recommend a unit on the West side or higher up...My apartment is tiny...We can't hold a party at our place. So if size is a big priority for you, you may want to look elsewhere. Or look for a layout that is spaceir - each unit varies...Closest bus stop to huntsman hall is 2 blocks away (Walnut/15th), Trolley isabout 4 blocks away (15th/Market). This is perfectly fine for me, but some people want a bus stop in front of theirbuilding...No pool, small gym, The gym is not luxurious. It has a good selection of machines but not weights.. (a few treadmills, stairmaster and an `all in one' weight machine)...Heat varies considerably - side facing east is VERY warm all the time, side facing west is usually cold...Terrible mice problem, we will have to move out because of the problem.
