Sneaky Management Company

Totally agree with the great points mentioned by other reivewers. One big caution: the management company can be very sneaky. Case 1: After a 22-mon lease, on our day of moving, the management office called and said we could stay for 2-3 more days in the apt. No additional prorated rent was mentioned. One of us was completely moved out by then. When we went to settle the bills, we were charged for the 3 additional days during which we were not in the apt. Case 2. There were some stains from rain/snow footprints on the carpet, nothing that could not have been cleaned by a competent professional carpet cleaner. The management company, without informing us, decided to replace the entire unit's carpet of 2200 yards, deducting $1800 from our security deposit. We will have to go through small-claims court to settle this.

Good mid-rise building, one of the few nice buildings around Rittenhouse Square that takes dogs that are in better condition. Nice doormen. Some of the apartments are pretty big. Nice to have washer/dryer in the unit. Can hear some street noise at night, but it is a great location.

The Good...Location, location, location! Great doorman staff, very clean building, modern appliances and very well-maintained. Canpay rent online with credit card/check!!...24 hour security...Nice units, decent management, no rodents...Relatively quiet except for minor street noise.The Not So Good...Very expensive, Hardwood floors not carpet, Washer/dryer in apt but very, very small (2-in-1 type unit)...Management does not negotiate and you can not sublet the unit; Not flexible about anything, late payment even if requested etc...Single pane window, not well insulated. Cold in winter. High heating bills...No gym or parking on site...Noisy on weekend nights.

The Good...Great location...Nice doormen/women...It's a great building, new, fresh and clean...Nice kitchen and living room, big rooms. Lot of lighting (big windows). Dishwasher, Fridge, washing machine and oven are all neatly fitted in the the kitchenette... The staff are helpful... Perfect!!! All of my friends love it... The Not So Good... Can't adjust header/ A/C per room (only for the whole unit)... Windows
do not isolate wind/ cold from outside. Cold winters - big heating bills...Don't have recycling system... Being on the 4th floor i can always hear a lot of noises coming from the roads (cars, drunken weekend partiers)...The dryer in the washer/dryer is not that great... The storage space is a little limited.
