The units in the building are decent and location is good but think twice about moving into 1930 Chestnut as the management and the people working the doors are HORRIBLE. The people at Turchi are unprofessional and look to squeeze every penny out of you. Look out for the shared utilities you have to pay - it turns out to be a large part of your electric and water bills. The people at the door are worse. Besides, Charlie and Turres (two outstanding and helpful people), all of the other workers at the doors are incompetent, lazy and extremely rude. I once asked one of them how their day was going, and they spit back - "why do you care? I ain't your friend". I can't wait until my lease is up. I'm leaving as soon as I see daylight. I don't pay rent to be treated this way.THINK TWICE ABOUT LIVING HERE!

Great building

Perfect for a grad student living in center city. A little cheaper than some of the other buildings but small and exactly what was needed. Clean, good service if something is broken, all in all a great experience

I loved to live there. The apartments have been renovated recently and everything is in good shape in my apartment. Location is great, too.BUT there is an incredibly high charge for common area electricity. I paid up to $100 per month for that. And this is on top of what I had to pay for my own electricity consumption. If you consider moving into that building try to negotiate that charge away. It will be hard but try.

I am happy with 1930 Chestnut

I love my apartment - the location is excellent, it's convenient to both the bus and the trolley, it's across from a deli/convenient store that is open till 3am or later, and its close to both a 24-hr CVS and Trader Joes.  The building is clean, the maintenance man is nice and quick to respond and I haven't had any problems with insects, rodents or faulty appliances.  The Pros: 1. Great closet space 2. Modern appliances, clean apts. 3. Large bathroom 4. Washer/Dryer in apartment 5. Big windows/ lots of light 6. Nice views 7. Great location 8. Helpful maintenance man 9. Lots of Wharton students The Cons:1. The doormen are more like security guards (they aren't very helpful) and they do tend to let anyone up without stopping them.  I haven't seen anyone "shady" in the building but I have had food delivery people knock on my door without ever getting a phone call from the front desk. 2. The street noise can be heard through the windows on the lower levels.  I am pretty high up so this is not a huge problem but depending on the location of your bedroom (Chestnut is louder than 20th street) it could be an issue. 3. Central air and central heating means that it's all or nothing so utilities can be expensive. 4. No gym or central conference room like some of the other luxury buildings Bottom Line: I would choose to live here again if I had to do it all over again.

The Good...Lots of Wharton students. Convenient to both Walnut St buses and the trolleys on Market. Well maintained building. Security guards know everyone who lives in building. 25-30 min walk to campus on nice days...Close proximity to 24 hr. Wawa, Trader Joe's, Sue's market, Barnes & Noble...Good condition, reasonable rent, close to everything (Rittenhouse, restaurants, bars, bus, trolley)...Responsive management/maintenance, and allow pets...Central air, laundry in unit...Lots of natural light in living room. The Not So Good...Electric bill is high!!!! The doormen are just ok, they may or may not know your name and they certainly won't open the door...I am on the second floor, so it can be a bit noisy, but there is no noise between units. No gym...On the small size. Utilities seem on the high side and you have to pay utilities for shared common space

The Good... Great location. Close to everything including--- Rittenhouse, bus/trolley, shopping, bars, restaurants and coffee shops. Also near produce market and the farmer's market at the Square. Plus walkable to/from campus... Units are nicely renovated and clean. New appliances. Dishwasher and washer/dryer included in unit. Nice bathrooms... Management are good... Very friendly maintenance and security staff... I LOVE the maintenance dude - he is awesome, incredibly efficient and so friendly... Great value for money... Not So Good... Both the bedrooms have a different size and need different amounts of heating. However there is no separate temperature control for each room... Have had some insect issues. Management was quick to respond though... I live in a jr. one bedroom and it is a little small compared to other units in the Rittenhouse area. However, I don't mind the size since I live alone... Electricity/utilities can be pretty expensive and you have to pay for them on top of the rent... No amenities. No gym... Security is decent (there is a 24 hr guard) but they don't stop and check everyone before letting them up... Relatively expensive. NOTE, residents pay a prorated amount of the building power bill (proration based on your apartment's squar footage). This is in the LEASE and we did not notice it. So this part of our power bill is GREATER than our actual units...The heat does not get dispersed throughout the apartment so it's cold in the winter and you need a space heater... Street noise is a bit loud for those that are unaccustomed (I also live on the 2nd floor so it's worse than the higher floors).
