Pluses: Least expensive in the area (utilities included); Spacious rooms; Best location. Minuses: Older building; Loud.Overall, it’s the best value for money in the Rittenhouse area (1 block away from the square). The interior is somewhat oldish, but I personally found it rather cozy and charming. Staff is very friendly and will fix things for you. No roach problems. Laundry machines are in thebasement. Windows are big and rooms get a lot of light. The location is the best – it’s on the corner of 20th & Walnut and buses come every10-15 minutes (~10 min ride, or 25 min walk to school).  The only problem is that the building is on a busy street and it can get loud sometimes. Nevertheless, I really liked the place and would definitely recommend it if you are looking for a good value.

Horrible experience ever with the landlord. Don't go there.The apartments literally fall apart, I got injured with the furniture breaking down. Management is extremely rude and not responsive to problems. Contract is not being respected by the landlord with never-ending excuses and delays. Everything is very very old and damaged. There are better places around for less money, you really don't need to go there. Go there only if you are willing to do continous follow-ups with management, and if you can waste your  time, energy and money to enforce contract through a lawyer.

The Good... Great location... Large apartments and utilities included for reasonable rent. True value for money... Walking distance to School, Bar, Restaurant, Cafes, Rittenhouse Square and shopping areas... The Not So Good... Older building. Does not have some of the same amenities as newer buildings (e.g., dishwasher, gym, etc.)... Insects! Insects!

The Good...Excellent location, tremendous amount of space, nice rustic feel with hardwood floors...Great value for the price. All the utilities (lighting, heating, water, gas) are included in the rent...25 minutes walk to the Huntsman...The doormen are the absolute nicest in town...The building manager is very nice and responsive to tenant issues...Conscientious maintenance people...Lots of washers and dryersThe Not So Good...No gym or fancy amenities...Building itself is a bit old. But it doesn't matter at all if you don't care how it looks as it functions well...Corporate management is sometimes rude. The plumbing is old and can clog. The windows leak a lot of cold air in thewinter, making the apartment freezing cold for corner apartments. This is what you get when you rent a 'value' apartment...Proximity to Walnut street means a lot of noise when the bars let out on weekends, no laundry in-unit
