- Good: great spaces, great doormen, hardwood floors, views and light (if looking west), location. - Bad: old bathroom and kitchen, no gym, no W/D in unit, noisy heaters.

Really nice building and management. Review below is accurate. No issue with water pressure in my apartment though.. this is the best value for the buck for such close proximity to rittenhouse square. best kept secret!

Good:

  • Very cozy apartment
  • Spacious
  • Nice neighbourhood; 0.5 min walk to Rittenhouse Square
  • Very close to Penn Bus/Shuttle stop
  • Extremely warm during winter due to the central heating system, much better than those apartment buildings with central A/C only
  • Management and doorman responsible and nice

 Not good:

  • No gym in building....

One of the best values if you want to be <2 blocks away from the square. I was looking for a doorman building that had bright apartments and hardwood floors - many of the other doorman buildings in the area have old carpets and small, dim units. Studios are sizable (500sqft). The free PennBus East drops off 1 block from here. The landlady Susan from Rittenhouse Management is a sweetheart.

Good: 

  • Apartment building with a brownstone feel
  • Big apartments/studios
  • Great location
  • Great staff- always really helpful
  • Doorman for security + to receive packages
  • Heat included in the rent

No so good:

  • Not really any amenities other than bike storage, but the positives far outweigh this

Have been here for two years and really like the place.  Would highly recommend this building without hesitation.

The Good... Great location (one block from Rittenhouse square). Bus stop, bars, restaurants are just across the park. Huntsman is an easy bus ride ,and very walkable on a nice day (30 min walk)... Not too huge of a building (no elevator issues, etc)... Apartments are quirky and charming. The studios are huge and there is an alcove for a bedroom so you can have a large sitting/dining room without the bed beeing right there. Great lighting... Good mix of Wharton / non-Wharton students... Doormen are very friendly and helpful... Responsive maintenance crew... The Not So Good... Very old building... Bathrooms and kitchens are not modern. No dishwasher. Kitchen and bathroom sinks don't drain very well (but others in the building don't seem to have this problem). Thin walls... Washing machines and dryers are in the basement... Water gets turned off randomly as they fix piping, resulting in no hot water for parts of the day... Doormen goes on frequent breaks...Management is terrible.

The Good...Very nice management. Great apartment size. Old-fashioned moldings - lots of character! Hardwood floors are great...Great location (1 block from square), old apartment charm (high ceilings & paneled walls), lots of light, great view, nice landlord, good size for studio, hardwood floors, electricity is not included but very cheap (~$20).   The Not So Good...Poor water pressure. No central lighting in main room. Bathrooms are slightly outdated...Very few amenities (just the doorman really), doormen are sometimes not around or not helpful...Old apartment (old appliances), no dishwasher/no microwave.
