How would you describe the University City neighborhood?

It's really very unique.  There are many different neighborhoods in the University City Area.  It seems like the farther North you get, the less "student" based the housing is . . . but the farther west, it gets either very student based and very culture filled or it can also be "dangerous."  Lots of the houses are old and historic, which means they are falling apart to an extent.  Don't expect many brand new houses out here.
